Approval is not granted because a project looks professional. It is granted because the contractor demonstrates documented control over every stage — before, during and after execution. What follows is exactly that workflow.

Authority & FM Coordination

Controlled workflow from pre-mobilisation to authority-confirmed close-out.

Our coordination workflow is structured to satisfy the standards expected by master developers, owner associations, facility management teams and Dubai authorities — for projects inside Burj Khalifa-tier towers, Emaar, Damac, Meraas and Nakheel communities, DLD-registered properties and OA-governed buildings.

Pre-Mobilisation Review

Property condition, building rules, working-hours regulations, service routes, protection requirements and authority/FM submission criteria — reviewed before commitment.

Technical Documentation

Drawings, shop drawings, scope-of-works statement, programme schedule, method statements, risk assessments and project-specific submission documents prepared in advance.

Approval & Permit Coordination

Authority submissions, FM work permits, NOCs, access permits, delivery approvals and shutdown / isolation requests secured before any worker enters the site.

Site Mobilisation

Approved workforce, supervisor, tools, temporary protection and material staging deployed only after permission, access and timing requirements are confirmed in writing.

Controlled Execution

Daily supervision, sequencing control, FM-coordinated working hours, dust and noise containment, scheduled deliveries, regulated waste removal and live progress communication.

Inspection & Close-Out

Testing, commissioning, snagging, rectification, handover documentation and authority/FM completion confirmations — formally closed before crew demobilisation.

Site Conduct & Protection

Building-respectful execution under controlled site conditions.

In managed towers and gated communities the contractor's behaviour matters as much as the contractor's craft. The standards below apply to every M2 site.

Nominated Supervision

Named project manager and site supervisor assigned for the duration — single point of contact for FM, daily access control, safety monitoring and progress reporting.

Common-Area Protection

Lift lobbies, corridors, service lifts, lobby finishes and shared access routes protected with appropriate sheeting and floor covering before any material movement begins.

Dust & Cleanliness

Dust-generating works contained behind temporary screens with HEPA-grade extraction where required. Daily cleaning routines, end-of-day housekeeping and protected service routes.

Noise & Working Hours

Noisy works strictly scheduled within building-approved hours; residential and community-restriction windows respected without exception or escalation.

Material Delivery

Deliveries scheduled through approved routes and service lifts. Storage controlled to avoid blocking exits, corridors, risers, electrical rooms or common-area circulation.

Waste Disposal

Construction debris and packaging removed through approved channels — never stored in common areas or building service zones. Skip logistics coordinated with FM.

MEP Shutdown Coordination

Electrical, chilled-water, fire and life-safety interfaces coordinated with building MEP team. Shutdowns and isolations pre-approved with written confirmation.

Hot Works & High-Risk

Hot works, core cutting, demolition and structural interface works subject to project-specific permits and controls before commencement. Fire watch in attendance where mandated.

Emergency Coordination

24/7 emergency contact details maintained on file with FM. Immediate response capability for any site incident, building concern or escalation request.

Quality Assurance & Handover

Disciplined completion from progressive inspection to certified close-out.

Progressive Quality Control

Drawing & Scope Control

Approved drawings and material schedules serve as the single reference for execution — no verbal direction.

Material & Procurement

Long-lead and imported items scheduled in advance to protect programme and avoid on-site storage problems.

Progressive Inspection

Workmanship, levels, alignments, substrates and MEP interfaces checked at each stage — not only at the end.

Testing & Commissioning

Electrical, plumbing, HVAC, smart systems and life-safety systems tested, certified and signed off before site demobilisation.

Snagging & Rectification

Snags recorded, assigned, rectified and rechecked. No item is closed until visually and functionally confirmed.

Formal Handover

Completion documents, as-builts, warranties, FM acceptance and key handover coordinated as one formal close-out.
